Tips To Refurbish Your Rental Property

by Administrator 29. December 2017 20:03

Refurbishing a property is great way of increasing its value and bringing down future maintenance costs. Tweaking a few things in the property can help property owners attract tenants. Following are some useful tips to guide property owners through the process of refurbishing property in order to raise its capital and rental value:

·   Keep Your Target Market In Mind

Always refurbish your property keeping in mind the market you are targeting. Refurbish in such a way that their needs are met. The requirements will be different for couples, students, families, professionals and so on.

·  Work On The Flooring, Kitchen And Bathrooms

A high quality floor will fetch you quality tenants. Get rid of carpets if any and invest in commercial grade tiles, or hardwood instead. Such superior quality flooring will last for years to come. Upgrade your kitchen with a few modern appliances, fixtures, pictures etc. Get rid of mold from the bathrooms, repaint the walls, play with lighting and decor and make the house squeaky clean with the help of a professional.

·  First Repair, Then Replace

There is absolutely no need to overhaul the whole house in one go. Go slow. Try redoing one room at a time. The whole point is to increase value of your property and not your expense. If your carpet looks dirty, consider getting it professionally cleaned first before buying a new one. Before repainting ceilings and walls, try cleaning off scuffs and fingerprints first.

·  The Magic Of Landscaping

A refurbishing trick that does wonders in making property stand out is landscaping. It does not cost much but makes a huge difference in increasing the appeal of rental property. The front yard, backyard and surrounding areas should look well-maintained. It just takes a little effort like mowing the grass regularly, planting seasonal flowers, repairing broken walkways, taming overgrown bushes & trees etc.

·   Incorporate Energy Efficient Appliances

Energy efficient appliances last longer, save your money and are environment friendly. Install low flush toilets to save water and monthly bills. Get rid of bathtubs and replace them with low floor showers. Invest in energy efficient ovens, dishwashers and laundry machines.

·  Practical And Smart Refurbishing

Before making any improvement in rental property, consider if it is going to increase or decrease the value of your property. Make improvements that complement the existing style of your property. Make the best of what you have got. Invest in space saving storage and work towards making the house practical for tenants. Keep everything neutral and inviting. Do not over decorate. Avoid harsh tones as they tend to make rooms look smaller. Lookout for things that might need repair or replacement and work on keeping your property clean at all times.

Tips To Prepare Your Rental Home For A Showing

by Administrator 20. November 2017 21:06

Prospective tenants always show more interest in homes that look well cared for. Some preparation at making the home look warm and welcoming goes a long way. Strike the right chord with your tenants by preparing the house in such a way that they can see themselves living in it. You can also hire a professional to help you prepare your home.

Here are some tips on how to prepare a rental home for a showing:

Staging

First impressions are usually the last. Staging a rental home for showing is a great way of improving its curb appeal. Availing home staging services offered by property agents is a great option as it will help you save a lot of time and energy.  Furnish the house to give it a warm homely feel. Keep some indoor plants, light up some candles for some good vibes and smell. You will also have to work on the external area of the house. Ensure that the lawn is mowed and the paint is not chipped.

Professional Cleaning

Get the house cleaned thoroughly. Bathrooms and kitchens will need special attention because they are more prone to odours and can have dirty nooks and corners.  Ensure that the floors are buffed and cleaned properly. Make them shine as that will enhance the appearance of the whole house.

General Condition

Everything in the house should be in working condition. The lights, taps, flushes, locks, windows and anything the tenant can possibly check out should work well. You might have to get a plumber to fix all pipes, check the drainage and ensure that all the taps are working. It’s a good idea to turn on all the lights during the showing as that will make the house look bright and inviting.  The carpets and curtains should be clean. You would certainly not want bad odour from a carpet or a dirty looking curtain covering a beautiful window.

Focal Point

If the home has a focal point like a window seat, fireplace, reading nook or even a wall, do your best to make it stand out. Try throwing some colourful pillows on a window seat. Work on the lighting of a beautiful wall to highlight it. Cute beanbags at a reading corner and some plants will make it look inviting.

How To Conduct Non-Discriminatory Tenant Screening

by Administrator 30. October 2017 19:28

A landlord often screens a prospective tenant before renting out the property. It is done to check whether he/she would be able to comply with terms and conditions of the lease and take proper care of the rental property. The Fair Housing Act prohibits housing discrimination and expects the landlords to follow a non-discriminatory conduct. Follow these simple tips while tenant screening to keep lawsuits at bay.

Comply With Regulations Of Fair Housing Act – The federal act has been particularly designed to end housing discrimination. The landlord is not allowed to deny renting of a property on the basis of any of the following reasons –

  • Race – Turning away the renter of a certain race or specifying that a person from a certain race would not be provided housing is strictly forbidden.
  • Religion – The US law restrains landlords to deny tenancy to a person on the basis of the religion they practice.
  • Nationality – Showing favoritism or hatred towards people of a certain nationality while renting out is not allowed. It is impermissible to ask a person about their citizenship or immigration status.
  • Disability – Law interdicts refusing a prospective tenant due to their mental or physical disability.

Hire A Property Management Company – This is advantageous because a property management company is well versed with laws of the land as well the needs of their clients.  They are experts in tenant screening and collect all relevant information while strictly following the regulations of Fair Housing Act.

Considerations To Be Made – Here is a list of various things that one needs to ask and inquire from the perspective tenant while staying in the boundary of law and being non- discriminatory.

  • Income – Of course you would not want a tenant who constantly delays rental dues.  So, a person’s income needs to be inquired to check if he/she has the ability to pay monthly rent on time or not.
  • References- It is important to have referrals from past landlords.
  • Employment– The employment status of a person is directly linked to their rent paying capability. It is often difficult for unemployed people or those with irregular employment to pay their rent and other dues on time.
  • Credit History – The tenants should be able to manage their monetary resources well. Elsewise, the landlord can deny tenancy if they have a poor credit history of late payments, bankruptcy or lawsuits.
  • Past Evictions – To avoid any problems later it is best to check out for any criminal records or evictions beforehand.
